Cleaning · Fixed price per sq ft
Fixed price per sq ft (photo-checked): scope and time agreed first, then one fixed price
With hourly cleaning, how much gets done depends a lot on the space and the dirt, and sometimes customers feel "why is it so slow?". The fixed price works the other way round: you send photos and the floor area first, we estimate the crew and hours from experience, staff check the photos and give one fixed price, with the scope and time stated before you book.

Fixed price: the price is based on the confirmed crew and hours, and is higher than the same time at the hourly rate because it covers estimating and the risk of overrunning. The estimate is for reference only; the quote confirmed by our staff applies.

How it works
One: enter the area (sq ft), choose general, detailed or post-renovation cleaning, and upload at least 3 photos (of every space to be cleaned, including the dirtiest spots). Two: the system estimates the crew and hours from experience and shows an estimated price. Three: staff check the photos, adjust if needed, then give the final quote and scope. Four: you confirm the quote, and we come with the confirmed crew and hours.
What "fixed price" means
The quote covers the confirmed crew, hours and cleaning scope as one fixed price, not charged by time on site. We promise to finish the listed scope within the confirmed hours, and any overrun is on us; if we finish early there's no refund, because you're paying for the specified scope to be completed, not for time.
How is it different from hourly service?
Hourly means you buy time and get as much done as fits, so it's harder to know the result in advance. The fixed price confirms the scope first, then sets the price, so there's a clear scope to check against. It costs more than the same hours at the hourly rate, because we have to estimate the work in advance, take on the risk of overrunning, and spend staff time checking photos.
How we estimate
General cleaning: from our experience, about 500 sq ft usually takes 2 cleaners about 5 hours. Detailed cleaning: includes inside cabinets and detailed spots, about 40% longer than general cleaning. Post-renovation cleaning: usually about 2.4 times the time of general cleaning. Estimates assume ordinary dirt; staff assess your photos and adjust the hours and quote for heavier dirt, confirming with you first. This is only an estimate, not a promise; the actual arrangement is as confirmed by staff after checking the photos.
General cleaning (standard level) scope
Includes: vacuuming and mopping all reachable floors; in living rooms and bedrooms, wiping table tops, furniture exteriors and cabinet door fronts, window frames and sills, doors and handles, and switch and socket plates; in the kitchen, wiping the hob surface and burners, sink and tap, range hood exterior, cabinet door fronts and floor; in bathrooms, washbasin, toilet, bathtub or shower tray and reachable walls, mirrors, floor and drain surfaces; emptying ordinary rubbish bins. Completion standard: visible dust, rubbish and dirt removed, with no obvious water marks or cleaner residue on surfaces. Not included: inside cabinets and drawers; thick limescale, mould, stubborn or aged stains; outside of windows, external glass, high-level and ladder work; moving large furniture, dealing with lots of junk or rubbish; inside the range hood and filter removal and washing, inside appliances; curtain, carpet and sofa extraction cleaning, disinfection, pest control and other specialist cleaning.
Detailed cleaning (detailed level) scope
Everything in the standard level, plus: inside cabinets and drawers (emptied by the customer in advance); window tracks, door frames, skirting and other detailed spots; wiping light fittings and fans one by one (within reachable height); light limescale and tile joint surfaces in the kitchen and bathroom. About 40% longer than the standard level. Not included: thick limescale, mould, stubborn or aged stains; outside of windows, external glass, high-level and ladder work; moving large furniture, dealing with lots of junk or rubbish; inside the range hood and filter removal and washing, inside appliances; specialist cleaning.
Post-renovation cleaning scope
Includes: removing renovation dust (floors, window frames and sills, inside and outside cabinets, light fittings and furniture surfaces); removing paint spots, cement spots, tape and protective film where this can be done safely (without damaging surfaces); vacuuming (including wall corners and window tracks) and mopping; thorough cleaning of the kitchen and bathrooms; cleaning the inside of glass; clearing small amounts of renovation rubbish. Completion standard: renovation dust, removable spots and rubbish cleared, with floors and surfaces ready for normal use. Not included: carrying away large amounts of renovation rubbish or waste (quoted separately, can be combined with disposal); stains that have soaked in or set and can't be removed safely; repairing scratches or damage; outside of windows, external glass, high-level and ladder work; disinfection, pest control, formaldehyde removal and other specialist services.
Acceptance standard
When you confirm the final quote, you agree that the scope and completion standard above are the acceptance standard. On site we check against the scope list with you; anything outside the scope is quoted on site first and only done with your confirmation. We never raise the price on our own.
What if the site doesn't match the photos?
If we find on arrival that things differ clearly from the photos (e.g. how dirty it is, the cleanable area, or extra rooms), we explain the difference and update the quote first, and only go ahead with your confirmation. We never raise the price on our own.
Not included
Items outside the scope listed in the quote, such as external glass, high-level work, moving large furniture, or dealing with large amounts of renovation rubbish or dangerous items, are quoted separately. Service is available in Hong Kong only.
FAQ
Do I have to send photos?▾
Yes. The fixed price is set after checking the scope from photos; without photos we can't confirm the scope and hours, and can't give a fixed price.
Can the estimate and the final quote differ?▾
They can. The estimate is calculated by the system from the area and ordinary dirt levels; the final quote is confirmed by staff after checking the photos. If it's dirtier or the scope differs, we adjust the hours and quote and tell you before you book.
I have higher standards, e.g. inside cabinets too. What can I do?▾
Choose "Detailed cleaning", which includes inside cabinets and detailed spots and takes about 40% longer than the standard level. Anything outside the scope list is quoted first and only done once you confirm.
Is there a refund if you finish early?▾
We promise to finish the specified scope within the confirmed hours; if we finish early there's no refund. Equally, if it overruns, the extra time is on us.
Why does post-renovation cleaning take longer?▾
Post-renovation cleaning usually involves dust, cement marks, tape, paint spots and more, with more steps; from our experience it takes about 2.4 times as long as general cleaning.
Can I use promo codes or member discounts?▾
Yes. You can enter a promo code in the quote form; member discounts and early-bird offers are calculated automatically from your booking phone number and date. After staff check the photos, all discounts are applied and stated in the quote.
