Cleaning
Before moving into a new home, deal with formaldehyde and renovation smells first
An empty flat after renovation, before the furniture arrives, is the best time for formaldehyde removal: nothing to move, nobody to keep out, and walls, ceilings and cabinets can all be treated in one go. Shane Services uses the ECO-C heavy-duty non-light photocatalyst purifier from the JP-ECO range, and explains everything from the on-site work to ventilation afterwards. It can be booked together with post-renovation cleaning, so your move-in preparation is done in one go. Suitable for homes, offices and shops.

Why before moving in?
Plywood, wooden cabinets, paint, glue and new curtains can all give off formaldehyde and renovation smells. Before you move in the flat is still empty, so the treatment can cover everything without disrupting daily life. Flats you've already moved into can also be treated, but furniture needs space around it and you'll need to leave for a while.
You might be worried that…
There's a sharp smell in the new flat, you want it treated before children or elderly family members move in, you've just got new furniture or flooring, or you don't want to discover problems slowly after moving in. All of these are good reasons to arrange it early.
Product used
We use the Japanese-made JP-ECO ECO-C heavy-duty non-light photocatalyst purifier. Shane Services is an independent service provider with no affiliation to the manufacturer; the product is only the material we apply, and actual results still depend on the flat's materials, ventilation and temperature.
Product information
JP-ECO ECO-C non-light photocatalyst coating purifier, made in Japan by Japan Indoor Eco Co., Ltd. (JP-ECO, Osaka, Japan). Ingredients: titanium dihydrogen phosphate and purified water (according to the product label), for deodorising, antibacterial use and breaking down harmful chemicals.
Laboratory report (provided by the supplier)
A 2019 report by the Guangdong Detection Center of Microbiology, report no. 2019FM03387R01D. The sample was JP-ECO non-light photocatalyst, tested for 24 hours in a 1.5 cubic metre sealed test chamber, with a formaldehyde removal rate of 96.1%. This is a laboratory result for product reference only and does not represent the effect of treatment in an actual flat.
Five-step process
Step 1: confirm the flat's area and main sources of pollution. Step 2: clean the surfaces to be sprayed so they're clean and dry. Step 3: spray evenly twice with spraying equipment, first horizontally, then vertically, for even coverage. Step 4: after finishing, keep doors and windows closed for 12 to 24 hours. Step 5: open the windows and ventilate for several days.
What's included
Spraying the main sources such as walls, ceilings, wooden cabinets and furniture surfaces and fabrics, with protective gear for the workers and the materials used. We list the treatment scope and time needed when you book, so you don't have to guess.
One stop: clean first, then remove formaldehyde
After renovation, the best order is deep cleaning first to remove dust and residue, then formaldehyde removal. Booking both together means one company arranges everything, with fewer visits and less coordination, so you're ready to move in in one go.
After the work
Once the closed period is over, keep the windows open. We generally recommend ventilating for about 5 to 6 days before moving in or bringing in lots of new items. During treatment, children, elderly people, pregnant women and pets should leave the flat for a while; we'll explain the exact timing for your flat when you book.
Clearly stated: what is and isn't included
Included: treatment, protective gear, materials. Not included: air testing. We don't promise any particular concentration in advance, and treatment doesn't replace ventilation; if the flat still has lots of new plywood or furniture, formaldehyde will keep being released. If you want to know the indoor concentration, you can arrange a qualified, accredited testing organisation yourself.
Why we don't do the testing ourselves
We deliberately don't buy our own instruments, for three reasons. First, instruments that are moved and used on site a lot wear out and need regular calibration to stay accurate. Second, professional instruments cost tens of thousands of dollars; cheap ones bought online for a few hundred dollars are far less accurate, and we don't want to give you a misleading number. Third, our workers do the treatment on site; if the same company measured and reported the result, we'd be both player and referee. Keeping treatment and testing separate, with an independent accredited testing organisation, is the only fair way.
How it's priced
By the flat's saleable area, with prices in the price list; choose the size to see the total instantly and book directly. Includes treatment, protective gear and materials; air testing is not included. For flats over 1,200 sq ft, duplexes or flats with lots of custom-made wooden cabinets, we assess first and the quote states the treatment scope. Homes can use promo codes and get member discounts and early-bird offers based on membership and booking date.
FAQ
When is the best time to do it?▾
Once renovation is finished and before furniture moves in, while the flat is empty, is most convenient and lets us cover everything. Occupied flats can also be treated, with space left around furniture and a temporary stay elsewhere.
How is it charged?▾
By the flat's saleable area, with prices in the price list, including treatment, protective gear and materials. Homes can use promo codes and get member discounts and early-bird offers based on membership and booking date.
Is air testing included?▾
No. We only provide formaldehyde removal treatment. If you want to know the indoor concentration, you can contact a qualified, accredited testing organisation yourself.
Why don't you provide testing yourselves?▾
Because if the same party does the treatment and the testing, the result is hard to trust; reliable instruments are also expensive and wear out, while cheap ones aren't accurate. We only do the treatment and leave testing to independent accredited organisations, which you can choose yourself.
My renovation is delayed. How do I reschedule?▾
If the renovation won't finish on time, please contact us to reschedule as early as possible. Cancelling or rescheduling more than 72 hours before the service is free; rescheduling within 72 hours incurs a handling fee of 25% of the quoted amount under our Terms of Service. Formaldehyde removal is best done after renovation is finished and before furniture moves in, so leaving a little flexibility when booking is safer.
What do I need to prepare before treatment?▾
Empty flat: ideally after renovation is finished and before furniture moves in; we recommend deep cleaning first, then formaldehyde removal. Occupied flat: please leave space around furniture and arrange for family members, pregnant women, elderly people and pets to leave for a while. We'll explain the specific requirements for your flat when you book.
Can I move in straight after the treatment?▾
Not recommended. After treatment, keep the windows closed for 12 to 24 hours, then ventilate for several days. We'll explain the recommended timing when you book; please follow those instructions.
Can it be done if we have children or pets?▾
Yes. Please tell us first if there are children, pregnant women, elderly people or pets at home. They should leave the flat during treatment, and we'll explain when they can return and what to look out for.
Can it be done together with post-renovation cleaning?▾
Yes, and we generally recommend cleaning first, then treating formaldehyde. Both can be booked together.
Do you promise a formaldehyde level after treatment?▾
No. Actual results depend on the flat's materials, ventilation, temperature and amount of furniture, and we only promise what we can deliver. The supplier's 2019 laboratory report is quoted under "Laboratory report (provided by the supplier)"; it is product information only, not a promise of results from this service.
